Maintenance strategy for municipal buildings from the viewpoint of facility management

Abstract

Maintenance of property is an important cost factor which ensures the durability of a building and its availability. The appreciation of regular maintenance measures is often missing. In the article the general tasks of the maintenance and the principles of maintenance strategies are worked out from the viewpoint of facility management. By a case study of municipal buildings the approaches of professional maintenance are shown. The solution introduced has led to a reduction of the necessary costs and also to preservation or an improvement of functionality. It has made possible for large cost safety and medium and long‐term planning of the expenses.

Instandhaltungsstrategie für kommunale Gebäude aus sucht des facility management

Zusammenfassung. Instandhaltung einer Immobilie ist ein gesamtwirtschaftlicher Kostenfaktor, der die Dauerhaftigkeit von Bauwerken und deren Verfügbarkeit sichert. Dieses Verständnis für regelmäßige Maßnahmen der Instandhaltung fehlt oft in der Praxis. In dem Artikel werden ausgehend vom Facility Management die generellen Aufgaben der Instandhaltung und die Grundsätze für Instandhaltungsstrategien herausgearbeitet. Am Fallbeispiel kommunaler Gebäude werden Ansätze zu einer professionelle Instandhaltung gezeigt, die nicht nur zu einer Verringerung der notwendigen Kosten und zu einer Erhaltung oder Verbesserung der Nutzungsfähigkeit führen sondern auch eine mittel‐ und langfristige Planung der Aufwendungen und damit weitgehende Kostensicherheit ermöglichen.

Santrauka. Nekilnojamojo turto priežiūra yra svarbus veiksnys, padedantis užtikrinti jo patikimumą ir tinkamumą naudoti. Tačiau nuolatinės priežiūros reikšmė dažnai vertinama nepakankamai. Straipsnyje siūlomi pagrindiniai priežiūros darbai ir priežiūros strategijų principai, pateikiamas visuomeninių pastatų profesionalios eksploatacijos pavyzdys. Autorius daro išvadą, jog galima sumažinti būtinąsias išlaidas, išsaugoti ar net padidinti pastato funkcionalumą, atliekant vidutinės ir ilgalaikės trukmės išlaidų planavimą.
